Rental Policy & Terms
This Rental Policy outlines the terms and conditions governing the use of the property. By confirming a reservation, the guest agrees to the following:
1. Rental Term
The rental period begins at the designated check-in time and ends at the designated check-out time as communicated prior to arrival.
2. Payment & Booking Confirmation
A reservation is confirmed once full payment or the required deposit has been received, along with acceptance of these terms.
3. Cancellation Policy
Payments are non-refundable unless the property is successfully re-rented for the same dates and terms. Subletting or transferring the reservation is not permitted without prior written consent from the owner.
4. Property Condition & Responsibility
Guests agree to:

Maintain the property in good condition

Use all furnishings, appliances, and amenities responsibly

Secure all windows and doors when leaving the property

Dispose of garbage and recycling in designated areas
Guests are financially responsible for any damage caused by themselves or their guests during the rental period.
5. Cleaning
The property is professionally cleaned prior to arrival. Guests are expected to leave the property in a respectful condition upon departure.
6. Inspection & Acceptance
Guests acknowledge that they accept the property in its current condition upon arrival.
7. Damage or Unforeseen Events
If the property becomes partially unusable due to circumstances beyond the guest’s control (e.g. fire or natural events), efforts will be made to resolve the issue. If the property becomes fully unusable, the rental agreement may be terminated, and unused time may be adjusted accordingly.
8. Safety & Hazardous Materials
No hazardous, flammable, or explosive materials are permitted on the property.
9. Occupancy Limits
The number of guests must not exceed the maximum occupancy stated at the time of booking. Exceeding this limit may result in immediate termination of the rental without refund.
10. Use of Property
The property is to be used solely as a private residence. Commercial use, events, or additional accommodations (such as tents, trailers, or other structures) are not permitted unless approved in advance.
Guests must comply with all applicable local laws and regulations.
11. Amenities & Supplies
The property is equipped with standard household amenities. Basic supplies (such as linens, towels, and initial paper products) are provided. Guests may need to replenish consumable items during their stay.
12. Water Supply
The property may operate on a well system. Water is safe for use unless otherwise indicated.
13. Pets
Pets are not permitted unless explicitly approved in advance.
14. Smoking
Smoking and vaping are not permitted indoors. Outdoor smoking is allowed only if all waste is properly disposed of.
15. Outdoor & Natural Areas
Guests are responsible for their safety when using outdoor areas such as beaches, docks, or surrounding land. Conditions may vary, and appropriate precautions should be taken.
16. Fire Safety

Failure to comply may result in fines and/or termination of the stay
17. Firewood
Firewood may be provided for reasonable use. Guests are asked to use only what is necessary.
18. Noise & Respect for Neighbours
Guests agree to maintain reasonable noise levels and respect neighbouring properties. Quiet hours may apply in accordance with local regulations.
19. Parking
Parking is available in designated areas only.
20. Termination of Stay
Failure to comply with any of these terms may result in immediate termination of the rental agreement. Guests will be required to vacate the property without refund.
